Bell prices

Is metal worth the premium here?

The gap between standing seam and exposed-fastener panel is nearly as large as the gap between metal and asphalt, so "a metal roof" is not one price.

Step 1 of 6

What best describes your home?

Different buildings need different crews, so this is the first thing a roofer asks.

Free. You are not committing to anything.

Architectural asphalt shingle$12,500 – $28,500About $625 – $950 a square. Rated life 25 to 30 years.
Standing-seam metal$30,000 – $75,000About $1,500 – $2,500 a square. Rated life 40 to 70 years.

These are estimated ranges, not quotes. Compiled from public installed-cost data for California and adjusted for how Bell is built. No contractor is bound by them, and nobody can price a roof they have not stood on.

Installed ranges for a 25-square roof in Bell, CA. One square = 100 square feet.
CoveringPer squareTypical whole roofExpected life
Architectural asphalt shingleThe default choice on most American homes, and usually the right one.$625 – $950$12,500 – $28,50025 to 30 years
Standing-seam metalThe long game. Costs double up front and outlives two shingle roofs.$1,500 – $2,500$30,000 – $75,00040 to 70 years

What moves the price

  • Warranty tier, which is really a question about who honours it in fifteen years
  • The number of penetrations: chimneys, skylights, vents, solar mounts
  • How much decking turns out to be soft once the covering is stripped
  • Ventilation work, if the old roof was cooking itself from underneath
  • Whether the valleys, drip edge and step flashing are being replaced or reused

Locally

Dry offshore wind lifts material that damp coastal air had been holding down. Most wind losses here happen on a handful of nights a year.

Ask any contractor quoting metal to show you a standing-seam job they finished several years ago. The edges will tell you what you need to know.

These are estimates, not quotes. They are compiled from national installed ranges adjusted for California costs and for how Bell is built. No contractor is bound by them.

Questions about price

Why three quotes and not one?

Because one price tells you nothing. Three tells you where the middle is, and the outliers are informative in both directions — the very cheapest is usually leaving something out, and the most expensive should be able to say what you are getting for it.

What warranty should I expect?

Ask for both in writing: the material warranty from the manufacturer and the workmanship warranty from the contractor. The second one is the one that matters in year three, and it is only as good as the company behind it.

I have solar panels. What happens to them?

They come off and go back on, and that is a separate cost, often handled by the solar installer rather than the roofer. If the roof is near the end of its life, do the roof first — removing and refitting panels twice is money wasted.
